Gross short-term rental yields in Playa del Carmen and Tulum are often 6–10% a year, above long-term rentals. Occupancy depends on location, property quality and management.

Legal notes
- In the 50-km coastal zone a foreigner owns through a fideicomiso trust or a Mexican company.
- Legal due diligence and a notary are mandatory.
- To rent you need an RFC and to pay income tax (the RESICO regime is favorable).
Rental income taxes
Short-term rental income is subject to ISR and IVA. Platforms (Airbnb) withhold some taxes automatically. It is best to get an RFC and the RESICO regime (1–2.5%). More in taxes for expats.
