The Mexico Home Price Index shows significant differences in cost per square meter across Mexico's regions. As of July 2025, the national average housing price was 30,820 pesos per m², up 0.4% month-on-month and 3.8% higher than the same period last year. These data are provided by Banorte, one of the largest banks in Mexico, in its Inbaprevi report on the housing price index.
The highest cost per square meter of housing was recorded in the capital of Mexico City (CDMX) — 56,899 pesos per m², which is more than three times the average price in the state of Tamaulipas, where a square meter costs only 17,955 pesos. The gap between Mexico City and Tamaulipas reaches 38,944 pesos per m².
The share of housing supply across the country is distributed as follows: 55.1% are apartments and 44.9% — for houses, while only 29% of the total supply — new housing.
According to Inbaprevi, among the 15 states analyzed, three showed a decrease in housing costs over the year: Hidalgo -6.9% (average price 20,671 pesos), State of Mexico -0.4% (37,823 pesos), Sinaloa -0.3% (40,960 pesos). Five subjects stood out with growth: Tamaulipas +15.3% (17,955 pesos), Sonora +8.2% (21,548 pesos), Morelos +8.5% (20,828 pesos), Yucatan +9.5% (28,507 pesos), Nuevo Leon +7.3% (53,888 pesos).
«The rise in prices reflects the general dynamics of the real estate market and the current economic situation in the country», — noted in the Banorte report.
Inbaprevi's methodology uses web scraping to collect monthly housing data and create national and regional age-adjusted home value indexes to measure market dynamics, state-to-state differences, and trends in rising or falling housing costs per square foot.
